Buying New Construction
On the Wasatch Front.
New homes across Salt Lake and Utah Counties, with your own buyer's agent registered before you ever step inside a model home. Adam Stark holds the New Home Construction certification and the SRES designation, and together we have 200+ homes sold and 30+ years of combined experience in Utah real estate.
Featured Builder Offer:
Lennar Homes
Lennar Homes is currently offering a 4.875% 30-year fixed mortgage rate on all closings through December 2026, as shared by Lennar's Michael Stone. It is a strong incentive for buyers planning to close on a new Lennar home in the Salt Lake market before the end of 2026.
Rates and terms are subject to change. Buyers should verify current terms directly with Lennar before relying on this offer.
We Work for You.
Not for the Builder.
You Deserve Your Own Agent
The sales agent at a model home represents the builder, not you. We register as your buyer's agent before your first visit, so when the builder's team negotiates, someone whose job is protecting your side of the deal is in the room.
Certified for the Build
Adam holds the New Home Construction certification, the SRES designation, and the ABR designation. Natalie has specialized in new developments since 2008. Together we know the build process, the design center, and the fine print that trips up first-time new construction buyers.
We Track the Market and the Builders
We follow new developments and monthly market changes across Salt Lake and Utah Counties, so we know which communities are opening next, how phases are selling, and when builder incentives shift.
Experience in the Big Developments
We work in Daybreak, Herriman, The Point, Olympia Hills, and other major developments along the Wasatch Front. We bring 200+ homes sold and 30+ years of combined experience to every one of them.
Text or Call Us Before Your First Tour
Builders typically only honor buyer representation when the buyer's agent is registered on the first visit. If you tour a model home without us registered, the builder may not be able to compensate your agent at all. So before you go, reach out and we will make sure you are covered:
What Builders Mean When They Say "Incentives"
Builders structure incentives in a few common ways. These are general patterns, not promises about any specific deal: every builder, community, and phase sets its own terms, and nothing is guaranteed until it is written into your contract.
Rate Buydowns
Builders often buy down your mortgage rate for the first several years of the loan, which lowers your monthly payment in the years right after you move in. The math depends on the rate environment, the builder, and the community.
Closing Cost Credits
A credit applied at closing toward lender fees, title work, and other settlement costs. The amount is the builder's to set, and it typically appears as a credit line on your closing statement.
Design Center Credits
Credits you can spend on upgrades in the design center, from flooring, cabinets, and countertops to fixtures and finishes. Knowing which upgrades add lasting value helps you spend the credit (and your own money) wisely.
Here is the part that changes everything: incentives shift by phase and by month. A community that offered one thing in the first release may offer something different in the next, and builders update their terms constantly. That is why a team that tracks builders matters. We watch what each builder is offering, in which community, and when, so you are not walking in asking about an incentive that changed last month.
Know the Full Cost of the Home
Before You Sign.
The base price of a new home is only part of the picture. Buyers who feel sticker shock after closing usually did not see these three items coming:
HOA Dues
Most new communities along the Wasatch Front have a homeowners association. Review the monthly dues, what they cover (landscaping, pools, trails, common areas), and any special assessments before you sign.
City Impact Fees
Cities in Salt Lake and Utah Counties commonly charge one-time impact fees on new homes to help fund roads, water, sewer, and parks. Expect these as a line item around closing, and ask what is included so there are no surprises.
Property Tax Jumps
A brand-new home is assessed at its full value, so your property tax bill can be substantially higher than what the builder's payment estimate suggests. Ask your lender and county for the tax estimate based on the finished value, not the land value.
Review Before You Sign
Every number above belongs in writing before you sign: HOA documents, the impact fee schedule, and the tax estimate. We walk you through each one so you sign with your eyes open.
This section is educational and is not legal or financial advice. For decisions about HOA documents, impact fees, property taxes, or any contract, consult your attorney, tax advisor, and lender. We are happy to help you read the numbers, but the final call is theirs to support.
Communities We Track
We track new construction across Salt Lake and Utah Counties, from the south end of Salt Lake County to the eastern shore of Utah Lake. This list reflects the communities we follow and the builders active in them.
Builders, phases, and availability change frequently. Please confirm current details with our team before touring a community. Communities or phases that have sold out or closed are marked Sold Out.

Builders We Work With
We track builders the way we track communities: which builder is building where, what each is known for, and what phase they are selling. This list follows the builders active in the communities above, from the south end of Salt Lake County to the eastern shore of Utah Lake.
A note on representation: the agent in a builder's sales office represents the builder, not you. When you tour with us registered as your buyer's agent, your representation is separate. Builder incentives also shift by phase and by month, so ask what the current terms are when you tour; nothing is guaranteed until it is in writing.

Selling Resale Next to
New Builds?
When new construction is active in your community, buyers are comparing your resale home against a fresh build with builder incentives. That comparison happens in Daybreak, Herriman, South Jordan, and many other communities along the Wasatch Front.
We price and position resale listings with that comparison in mind: finished landscaping, upgrades, move-in-ready timelines, and a home that shows its best from the curb. We also market monthly payment positioning, helping buyers see what the total cost of ownership looks like compared with a new build's base price plus lot premium and upgrades.
The right price and the right story turn new construction foot traffic into offers on your resale.
