Utah Market Update, October 2026: What the September Data Means for Sellers

By Adam Stark, SRES & Natalie Stark October 19, 2026

If you are thinking about selling on the Wasatch Front, the freshest published county data now covers September 2026, and it shows a market that is balanced and slowly tilting toward buyers: more homes for sale than a year ago, prices roughly flat, and homes taking longer to sell than they did in the boom years. For sellers, that is not bad news. It is a call to price realistically, present well, and use the fall window before the holiday slowdown, and it is exactly where a data-backed team pays for itself. Here is what the numbers show and how we put them to work for our sellers.

The Latest Published Data: September 2026

Public county-level reports run about a month behind, so the freshest figures available in mid-October 2026 cover September. In Salt Lake County, the median sale price came in around $555,000 across all home types in September 2026, roughly flat versus a year earlier, according to a Wasatch Front Regional MLS-based market report, with single-family homes reading higher, near $650,000. Median days on market ran about 58, and supply sat near 3.7 to 3.9 months, markedly higher than a year ago.

In Utah County, the median listed home was about $570,000 in September 2026, essentially flat year over year, with median days on market near 64 and months of supply around four months, according to Realtor.com county data compiled by FRED and the Utah Association of REALTORS market activity report. Active listings in Salt Lake County totaled roughly 3,529 in September, up more than 17 percent from a year earlier, a level that gives buyers real choices and sellers a reason to stand out.

One caution applies to every number here: figures vary by source, by property type, and by neighborhood, and no single report covers every metric for both counties. Published readings show Salt Lake County single-family sellers receiving about 96 percent of their original list price in September 2026, and statewide Utah sale-to-list medians have run near 96 percent, but a comparable countywide Utah County reading was not consistently published for the month. Treat every figure as a directional snapshot, not a promise for your address.

Why Sell Now?

Three things favor sellers in the next few weeks. First, the seasonal calendar: the October-through-early-November window on the Wasatch Front is historically one of the more active selling stretches of the year, before activity typically eases toward the holidays. Second, buyers have more to choose from, but a well-priced home in a desirable community like Daybreak, Draper, or South Jordan still draws showings quickly. Third, with the 30-year fixed mortgage averaging 7.40 percent for the week ending October 15, 2026, according to Freddie Mac's Primary Mortgage Market Survey, buyers are shopping on monthly payment, which makes condition, upgrades, and a realistic price more important than they were in the bidding-war years.

Waiting for a "better" market is a gamble. Prices have been stable rather than surging, inventory keeps climbing, and nobody can reliably predict the next move in rates. If your life plan calls for selling, the strongest window is generally the one in front of you, not a hypothetical peak.

What Sellers Should Expect

Expect a market that rewards realism. In the most recent published data, homes are taking a median of roughly 58 days to sell in Salt Lake County and about 64 days in Utah County, and an overpriced launch typically sits longer and sells for less. The first two to three weeks on market are when your home gets the most attention, so pricing it right from day one and having it show-ready is the single biggest lever you control. Offers may include reasonable counters on price, closing cost credits, or rate buydowns, and that is a normal part of a balanced market rather than a signal that something is wrong.

How the Stark Group Helps

As a husband-and-wife team at Summit Sotheby's International Realty, we price every listing from current sold and pending data in your specific neighborhood, not from a countywide average or an online estimate.
