This guide covers the upper end of Utah's Wasatch Front real estate market, focusing on four areas where the inventory clusters around $1.8 million and above: Holladay and Sandy in Salt Lake County, Draper on the Salt Lake County side of the Point of the Mountain, and Alpine in Utah County. We wrote it for buyers and sellers who want to understand what that price range actually includes: typical square footage, lot sizes, property types, and how the market works at this level. Every figure is drawn from a named listing or market source, and the $1.8M threshold is our editorial focus for this guide, not an official market definition.
Luxury inventory is a meaningful slice of the Wasatch Front. Population growth, the tech corridor between Salt Lake City and Provo, and the mountain setting along the Wasatch Range have supported demand at the upper end of the price scale. But the homes that actually trade at roughly $1.8M and above are concentrated in a small number of east-side bench and foothill areas, which is why this guide looks at specific communities rather than the whole region. If you are new to Utah, our report on relocating to Utah and our overview of Utah's real estate market in 2026 provide useful context before you dive into a specific price tier.

Summit Sotheby's International Realty
Its published description lists offices across Park City, Salt Lake City, Heber/Midway, St. George, and other Utah markets. For our clients, the practical effect is a statewide presence with referral and marketing reach beyond the Wasatch Front's local MLS.
Who's Who in Luxury Real Estate, Board of Regents
We have been appointed as Board of Regents members of the Who's Who in Luxury Real Estate network for Salt Lake County and Utah County. The network describes itself as a global collection of luxury real estate brokers. The figures in this section are the network's own published claims, reproduced here for context about our credential rather than as independently verified facts.
Attribution Note
The membership, sales-volume, and follower figures below are the published claims of the Who's Who in Luxury Real Estate network and have not been independently verified by us.
The network's published materials state: membership includes more than 130,000 real estate professionals; members collectively sell in excess of $300 billion of luxury real estate annually across more than 42 countries; and the brand reports more than 379,000 followers on Facebook. The network further states that it has been recognized by Forbes, the Inc. 5000 list, and The Wall Street Journal. Board of Regents members receive placement on LuxuryRealEstate.com and inclusion on Regents.com, which means our listings and profiles appear on a luxury-focused portal along with high-end inventory from other markets.
Four Areas, One Price Tier: Holladay, Sandy, Draper, and Alpine
The $1.8M+ segment is not evenly spread across the Wasatch Front. It shows up where the land slopes up toward the Wasatch Range: east-side benches, foothill neighborhoods, and one mountaintop community. The four areas below are the ones where this price tier is most consistently represented, and each has a distinct profile.
Holladay: Foothill Bench in East Salt Lake County
Holladay sits on the eastern side of Salt Lake County, roughly bounded by I-215 to the west and the Wasatch foothills to the east. The city's bench neighborhoods climb from the valley floor toward granite foothill terrain, and the eastern edge borders the mouths of Big and Little Cottonwood canyons. Lots in the bench areas tend to be larger than typical valley subdivisions, and the upper-end inventory is concentrated east of Wasatch Boulevard in pockets like the Cottonwood Club area and gated enclaves off 6200 South.
At the $1.8M+ level, Holladay listings are mostly custom and newer construction on estate-sized lots, commonly half an acre to two acres and occasionally more. Zillow's luxury filter for Holladay showed roughly 79 to 96 active luxury listings, and the band at and above $1.8M runs from about $1.8M to $4.7M for homes, with the occasional estate extending higher (the highest Holladay listing tracked is near $14.5M, per Best Utah Real Estate and Movoto). Per-square-foot pricing in this tier clusters around $350 to $580 in most examples: a 5,224-square-foot Historic Holladay home on a half-acre lot was listed at $1,875,000, and an 8,218-square-foot estate at 2138 E Pheasant Ln was listed at $4,695,000. Rare land also trades in this range, including a roughly four-acre east bench parcel listed near $3.95M. New mixed-use development at the former Cottonwood Mall site is adding newer product to the city's inventory.
- Typical property types: custom and architect-designed homes, new construction, estate lots, and fully renovated bench houses.
- Typical lot sizes: half an acre to two acres, with some parcels larger.
- Typical size range: roughly 5,000 to 9,000+ square feet in the upper tier.
I-215 runs along the city's western edge and connects to I-80 and I-15 for downtown Salt Lake City and the airport. Wasatch Boulevard is the main foothill gateway to Big and Little Cottonwood canyon recreation, with canyon access points minutes east of the bench.

Sandy: East Bench and Foothill Neighborhoods
Sandy occupies the south-central portion of Salt Lake County at the base of the Wasatch Range. The east bench neighborhoods rise toward the foothills above roughly 9000 South, and the city's eastern edge meets Little Cottonwood Canyon at its mouth. The corridor along the Draper/Sandy border, often called the DMC area for the Draper and Sandy boundary region, sits where the Point of the Mountain begins.
In the east bench neighborhoods below Little Cottonwood Road, the $1.8M+ segment is dominated by custom homes, often 4,500 to 8,000 or more square feet on lots of roughly half an acre to one acre, with larger estate parcels in the gated areas around Dimple Dell. Best Utah Real Estate's September 2026 Pepperwood snapshot showed 9 active listings with a median list price of $3,325,000. Neighborhood-level analysis from Sue Ann Real Estate puts the luxury profile at roughly $350 to $600 per square foot, 4,500 to 10,000+ square feet, and lots of about 0.5 to 2 acres. Recent active examples near the threshold include a 6,156-square-foot home on Little Cottonwood Road listed at $2,899,999 and an 8,164-square-foot home on Dimple Dell Road listed at $2,799,000.
- Typical property types: custom single-family homes, newer construction, and estate properties in gated bench neighborhoods.
- Typical lot sizes: roughly 0.3 to 1 acre, with 0.5 to 2 acre estate parcels in select pockets.
- Typical size range: 4,500 to 8,000+ square feet at and above the $1.8M level.
I-15 and I-215 both run through Sandy, and UT-210 (Little Cottonwood Canyon Road) begins at the east bench for direct canyon access to the ski areas. TRAX light rail connects the city to downtown Salt Lake City.

Draper: Suncrest and the Corner Canyon Side of the Point of the Mountain
Draper sits at the Point of the Mountain, the narrow divide where Salt Lake County meets Utah County. The city's west side along I-15 is the newer commercial core; the east side climbs onto a bench below the mountain, and Suncrest sits above that bench on the mountaintop. Suncrest sits on the ridge that forms the county line: homes on the Draper side carry Draper addresses in Salt Lake County, while the Suncrest Toll Road descends to the Utah County side near Lehi. The lower east bench and the area around Corner Canyon hold the traditional single-family neighborhoods.
In Suncrest, the upper-end inventory is built as large custom homes, often 7,500 to 8,200 square feet or more on roughly half-acre lots. Redfin's neighborhood pages show recent examples such as a 7,724-square-foot home listed at $3,599,000 and an 8,123-square-foot home listed at $5,000,000, with per-square-foot pricing in the $460 to $615 range at that level. UtahRealEstate.com lists a to-be-built custom home of roughly 5,500+ square feet in the Mercer Reserve portion of Suncrest. On the Corner Canyon side, Redfin shows about a dozen active luxury listings clustered around a $1.59M median, with entries from roughly $1.35M upward and lots commonly running half an acre to more than one acre, including a rare 1.18-acre property.
- Typical property types: custom mountaintop and bench homes, to-be-built custom construction, and estate properties in Corner Canyon.
- Typical lot sizes: roughly 0.4 to 1 acre on the bench, with larger parcels in select Corner Canyon pockets.
- Typical size range: 4,500 to 8,200+ square feet at and above the $1.8M level.
I-15 runs along Draper's western edge, and I-215 terminates at the city's north side. The east bench and Corner Canyon are a short drive from I-15 via 12300 South or 14600 South. Suncrest connects to the Utah County side through the Suncrest Toll Road, providing access toward Lehi and the Silicon Slopes employment corridor.

Alpine: Northeast Utah County at the Base of the Wasatch
Alpine sits on the northeast bench of Utah County, north of Highland, against the base of the Wasatch Range. The community is set back from the I-15 corridor on the valley floor, with roads climbing into the foothills east of the settled core. American Fork Canyon opens directly at the community's eastern edge. The area's zoning allows horses, and equestrian-style parcels are a common part of the market.
In the $1.8M+ segment, the typical Alpine home is a large custom residence, often 6,000 to 12,000+ square feet, on lots ranging from about half an acre to more than two acres, with some equestrian and ranch-style parcels. Redfin's luxury page for Alpine shows roughly 64 luxury listings with a median list price near $2.2M, and Movoto's October 2026 median list price for the city sat near $3.0M, skewed upward by estate listings. Recent active examples near the threshold include a 6,395-square-foot home listed at $2,499,000 and a 6,324-square-foot home listed at $1,880,000. Alpine is a small market with a limited number of sales per quarter, so medians can move sharply from month to month.
- Typical property types: custom estate homes, horse-zoned and equestrian parcels, and ranch-style properties.
- Typical lot sizes: half an acre to two acres, with larger equestrian parcels available.
- Typical size range: 6,000 to 12,000+ square feet in the upper tier.
Alpine is reached from the I-15 corridor via Highland or Lehi, and UT-92 (American Fork Canyon Road) begins at the community's eastern edge for mountain access. The Lehi and Silicon Slopes employment areas are a short drive to the west.

What $1.8M+ Typically Gets on the Wasatch Front
Across the four areas in this guide, the $1.8M+ tier shares a consistent set of characteristics, with variations by community:
- Custom construction dominates. Most homes in this tier are custom builds, architect-designed homes, or the newest spec construction, rather than production-subdivision houses.
- Size: residences typically run 4,500 to 9,000+ square feet, and in Alpine they frequently exceed 6,000 to 12,000 square feet.
- Lots: half an acre to two acres is the common range, with larger estate, view, and equestrian parcels in specific pockets of Holladay, Sandy, Alpine, and Corner Canyon.
- Position and views: homes in this tier are typically on the eastern bench or higher, including the Suncrest mountaintop, where elevation and mountain views are common features rather than valley-floor lots.
- Price per square foot: the sourced figures in this guide range from roughly $260 to $600 depending on area, build year, and condition. There is no single Wasatch Front number for the tier; the area figures are cited above and in the sources below.
- New build vs. existing: both exist. Recent examples include to-be-built custom homes in Draper's Mercer Reserve and renovated, expanded bench houses in Holladay and Sandy.
If you own a home in one of these areas and want a current estimate of its value, our home value page explains how we build a data-backed estimate from recent comparables and current market data.
How the Luxury Market Works
Homes at and above $1.8M do not trade exactly like the rest of the market. Here is how the machinery works at this level, without the hype.
Global network marketing and referral
Summit Sotheby's is part of the Sotheby's International Realty network, a global network of independently owned and operated affiliated brokerages. A Wasatch Front listing marketed through the network is exposed to buyers and referring agents in markets around the world, and the brand operates consumer-facing luxury channels where high-end inventory is displayed. In addition, Board of Regents members of the Who's Who in Luxury Real Estate network receive placement on LuxuryRealEstate.com, putting a listing on a luxury-focused portal alongside high-end inventory from other countries.
A more measured pace
Luxury transactions typically move more deliberately than the median market. Serious buyers usually complete financial pre-qualification and asset documentation early, showings are often by appointment, and the buyer pool tends to be smaller but more qualified. Custom and estate homes frequently need a marketing window measured in months rather than days, especially when the property has a specific buyer profile or a large parcel attached.
What buyers and sellers should expect
- Buyers: arrive with pre-qualification from a lender, be ready to verify funds and assets, and expect us to source both listed and off-market opportunities through the network.
- Sellers: expect pricing built from comparable sales plus condition, professional photography and video that reflect the property, a marketing window long enough to reach the right buyers, and negotiation handled through the firm.
- Both: expect referrals: a buyer moving to another state can be connected to a Sotheby's affiliate there, and an out-of-state buyer targeting the Wasatch Front can be connected to us through the same network.
Frequently Asked Questions
Does the $1.8M figure include any luxury area?
The $1.8M threshold is an editorial choice for this guide, not an official market definition. No single MLS rule or industry standard draws a line at $1.8M. We chose it because it is where the upper-tier inventory of these four communities most consistently clusters, and it is a useful level for buyers and sellers who want to understand the top segment of the Wasatch Front. Treat it as a starting point for research, not a valuation.
Are Holladay, Sandy, Draper, and Alpine in Salt Lake or Utah County?
Holladay, Sandy, and Draper are in Salt Lake County. Alpine is in Utah County. Draper sits at the county line at the Point of the Mountain, and the Suncrest community spans the ridge: homes on the Draper side carry Draper addresses in Salt Lake County, while the Suncrest Toll Road descends into Utah County near Lehi.
How do I see current homes for sale over $1.8M?
Use our home search tool with a minimum-price filter, or set the same filter on Redfin, Zillow, or UtahRealEstate.com, all of which publish active MLS-backed listings. Because some upper-tier homes market quietly before public syndication, it is also worth asking us directly: we can pull from statuses and sources that public portals do not always show.
Do you cover the whole Wasatch Front?
Our primary service area is Daybreak (South Jordan) and surrounding Wasatch Front communities, including Murray, Sandy, Draper, Provo, Alpine, Highland, Lehi, Herriman, Riverton, Saratoga Springs, West Jordan, and the zip codes 84020, 84096, 84095, 84009, 84045, 84065, 84004, 84043, and 84048. Through the Summit Sotheby's network, we can also connect clients to affiliated agents in other Utah markets such as Park City, Heber/Midway, and St. George, and beyond the state.
Is Sotheby's only for luxury buyers?
No. We serve buyers and sellers across the price spectrum through Summit Sotheby's and Stark Group, including 55+ communities, first-time buyers, and everything in between. The Sotheby's affiliation brings marketing reach and referral capabilities to every transaction, but it does not cap the price range we work in, and there is no minimum price to work with us.
